What is a Digital Twin?

A digital twin is a scaled digital copy of a physical structure, facility, or infrastructure — a one-to-one representation of the geometry, location, and (optionally) technical specifications in a computer environment. A point cloud generated by 3D laser scanning forms the core data layer of the digital twin; a BIM model, maintenance data, or sensor integration can be added on top.

The search term “digital twin” often asks: Is it just a 3D model, or is it a system that is updated live?

The Difference Between a Digital Twin and a 3D Model

3D Model or Point Cloud
Records the geometry of the structure as a fixed feature at the time of project. Often used for surveying, design bases, and as-built documentation. Created by laser scanning or photogrammetry; not automatically updated after delivery.

Digital Twin
May include updatable data layers in addition to geometry. Can be periodically updated with revisions, maintenance records, or sensor data. Digital twins are used in operations, maintenance planning, QA/QC, and revision processes. They are generally created using laser scanning + BIM modeling + (optional) data integration.

In short: Every digital twin contains a 3D model; however, not every 3D model is automatically a digital twin. A digital twin is the addition of layers of information that can be updated over time on top of a 3D geometry.

Industrial facilities: Pipelines, tanks, machine rooms — existing condition before revision and expansion
Building and infrastructure management: Maintenance planning, as-built verification, warehouse management
QA/QC quality control: Manufacturing conformity to design (heatmap analysis)

Energy and industry: Planning and safety analysis that minimizes plant downtime

Points to Consider

The term "digital twin" is widely used in marketing; the scope must be clearly defined in the technical proposal: is it only point cloud, BIM model, or periodic updates? The coordinate system, LOD level, and delivery format (Revit, AutoCAD, E57, etc.) should be written in the contract.
