What is Fit Out? What Does a Fit-Out Project Mean?

Fit out (fit-out) is the process of preparing the interior for use while the building's shell is still ready: partition walls, ceilings, floors, electrical, mechanical, furniture, and finishes.

The search "what is fit out?" or "what is a fit-out project?" generally refers to the interior arrangement of an office, shop, clinic, or facility. The shell is finished; the interior is completed according to the user.

The Difference Between Fit Out and Shell & Core

Shell & core: The load-bearing system, facade, and main utility backbone. The building is nearing completion as an "empty box."

Fit out: User-specific interior completion. Partitions, ceilings, floors, mechanical/electrical distribution, and finishes are completed at this stage.

In short: Both can be handled with separate contracts. The measurement language must be common; otherwise, differences in columns, levels, and allowances will occur during assembly.

Why Measure and Scan First?

The most common problem in fit-outs is the mismatch between the project and the existing shell. Column displacement, floor level, and facade allowances can be surprises during installation.

Fit-out design is fitted to this measurement
Pre-installation alignment check is performed
Things to Consider

Don't rely on old drawings; the existing situation must be up-to-date. Tolerances such as door clearance and suspended ceiling allowance should be written down. The routing of the installation should be verified with the as-built. An updated as-built may be requested upon delivery.
